Bogota we can deduce a new microcity as neighbor.

About $ 1 billion Fenix Construcciones invest to develop a micro city that will have housing, commercial, office, hotel and other facilities.

The urban revolution is reaching the so-called ‘dormitory towns’ located around Bogota. After the great developments that have been announced in municipalities such as Chía Cajicá and now is the turn for Sopo.

An urban transformation as had not been seen in decades just started this municipality, north of Bogota. In an area of 20 hectares located next to one of the main thoroughfares of the town, it began last August laconstrucción an ambitious project to build 2,700 homes, shopping center, offices, hotel and recreational areas.

The project is part of a new urban concept that Colombia is now known as ‘microciudades’ and in other countries are called ‘suburbs’ to refer to housing developments chosen by families looking to get away from the hustle and problems big cities, but at the same time they require services that meet their needs for recreation, wellness and consumption.

Horacio Blanco, manager of Fenix Construction, the company responsible for the design and implementation of the project, explains that due to the magnitude of the works, the development will be done in six stages, the first of which which includes about 500 apartments- will be ready in late 2018 under the name Pionono Condominium Club. The project is aimed at the middle class that seeks to be located near the new industrial zone that has been installed in the municipalities north of Bogota.

Once it is fully built, at an estimated period between 10 to 12 years, will have been invested about $ 1 billion, estimated Blanco. Employment generation per year will be around 900 job openings on average, between direct and indirect.

Our goal is to make housing projects that have all the services that a small town can offer to its inhabitants. There have shopping malls, hotel, supermarkets and local markets very useful for the buyer, «says the entrepreneur santandereano.

Because of the size and requirements of town planning, the company is working for four years with the municipal administration on issues such as the provision of public services, execution of ways to ensure the mobility and construction of urban furniture to improve the quality of life of the inhabitants to be installed there.

In this sense, Fenix Construcciones managed to arrange with the municipality and utilities to make a donation that will ensure the expansion of water and sewage system. Thus, the construction provides the resources that will go to a trust to execute the expansion work, ensure an adequate network and ensure replenishment and optimization of it. «This is a win-win because the municipality benefits from the expansion of basic services and the community gets improvements in service and guarantee that there will be no shortage of water for the inhabitants of the municipality,» says Blanco.lanzamiento-banner-web

According to data from the builder, this is one of the municipalities with greater participation of migrants or children of migrants. Currently, only 36% of the population is native Sopo, while 35% are migrants and the remaining percentage is made up of children of migrants who arrived in the last 25 years.

Not the first time this construction, of santandereano origin, decides to undertake a major project on housing and urban development. Created in 1979 by civil engineer Horacio Blanco until the late 90s was a social reason Constructora Blanco, but after the last mortgage crisis experienced by the country and which particularly affected the construction, the company decided to reinvent itself.

White recalled that at that time the family company decided to change the name because the company was practically rising from the ashes, but with the idea of strengthened and be much more vital.

One of the most important decisions at that time pointed to change its business focus and expand in the country and abroad. Until 2000 the construction was positioned in the housing of layers 1, 2 and 3, but starting in 2001 decided to pursue projects strata 4, 5 and 6, as well as industrial and commercial works.

Today the company is dedicated to build housing, but also has other business units such as civil works Deeper foundations, concrete production and the income of special assets such as offices and commercial premises. The company has also participated in the construction of roads in several municipalities in Colombia, as well as some dams in municipalities of Santander.

Fenix Construcciones has about 1,200 direct collaborators, among them over 200 professionals including civil, industrial, architects and engineers Accountants, and about 1,000 more indirect. Last year, company sales exceeded $ 123,000 million, according to figures from the Superintendency of Companies, and this year the goal is to exceed $ 150,000 million, explains Blanco.

Fenix’s arrival to the Midwest Builders took more than a decade, with the construction of residential buildings for strata 5 and 6 in Santa Barbara and Unicentro, and the Sabana de Bogotá with urbanization Hatogrande Reserved.

In addition to the Pionono project in Sopo, at present the company is developing residential complexes in Cajicá and Bucaramanga, where he also built a few months one of the iconic projects of the city, the Majestic, the first skyscraper in the country dedicated to housing ago.

Judging by the size of the project and the works of urbanism that have already begun, the municipality of Sopo is prepared to change its face and expand its size with new residents seeking there take root and consolidate this new micro city.
